I sometimes get asked about where is the best place to go cross country skiing. More often than not someone wants to tag it onto a downhill ski holiday. Though I suspect more and more people will be trying “ski de fond” in the future.  The answer is that it depends on where you are staying. In Morzine and Les Gets there are ski de fond tracks but they can be quite steep in places. Not great for beginners. If you are staying in these resorts or over in Samoens one of the best options is to drive to Praz de Lys. It’s not far and worth it for the snow-sure flat trails.

The drive from Les Gets is about 15 min. As you arrive on the plateau you’ll see the parking, the small shed is the “kiosk” that sells day tickets and across the road is the ski hire.

Further afield and the best resort is Le Grand Bornand, in fact it is world class. They had intended to hold a round of the world cup here. Unfortunately they cancelled it a couple of weeks before hand as they had no snow. The reality is that I am writing this 3 days before the intended start date and we have one of the best snow forecasts we have seen for a long time!


Les Gets pistes open

After 4 days of precipitation the skies finally cleared leaving us with a classic bluebird day in the Alps. The snowline finished up at about 1200m, at 1500m we had about 70 cm of snow and 1.4m at 2000m. This will allow all the resorts to open this weekend. Many are running earlybird offers – for instance in Les Gets you can ski for the day for 10 euros.

Being an office dweller I had been tracking the forecasts which had earmarked Thursday as a good day to bunk off work for a while. The weather forecasts weren’t wrong. Lee Massey (Alpine Property – Morzine), Guy and Phil (both have worked for Alpine Property on IT projects), Chris (an Alpine Property seller from Samoens), Sian (Photographer who has provided many images for Alpine Property, Sian’s images are here), Willie from Doorstep Skis, Gaz and Carl all climbed up Mt Chery. This takes about 45min and was helped by the fact much of the route had been pisted.

It’s a bit cloudy today but the forecast for the weekend is good.

First Snows in the Alps

The Autumn here in the Northern Alps has been settled and dry. These are great conditions to get out and enjoy the hills on foot or bicycle. Unfortunately this has left the ski resorts looking a bit sorry for themselves. This is a situation the British press thought would make a “good” story yesterday. Too bad they were behind the times.

I took this picture this morning, in the Vallee de la Manche in Morzine.  It’s still snowing heavily now and it looks like Avoriaz will be opening on schedule this weekend.

I had failed to make it all the way up the road and had to walk the last few metres to my meeting, which incidentally is next door to:

Buy a chalet with your gold

As you can imagine the current state of the market for property in the Alps is high on our list of topics of conversation. We are always happy to express our opinion to anyone that asks. It’s normally journalists, though sometimes it’s people looking to buy. In the second case I often get the feeling that the buyer thinks they are hearing too much “spin” as the reality on the ground in the Alps often differs marketly from the reality where the buyer happens to live.

This morning we had a long conversation with the bank we work with. BNP Paribas they commission a yearly report on the subject and the results are just out. A summary is available on their website. As is always the case with these reports, the figures are already out of date, they deal with 2010. A more current view can be obtained by talking to the agents to get their gut feelings and anectotal quotes.

So here are some quotes from Alpine Property. They concern the area we cover, so the Haute Savoie, which includes the likes of Chamonix, St Gervais, Megeve, La Clusaz, Grand Bornand, Samoens, Les Carroz, Flaine, Les Gets, Morzine, St Jean d’Aulps and Chatel.

“The Swiss are buying in the Northern Alps, it’s not a surprise, the Swiss Franc is so strong they can buy 30% more than they could last year”

“The French are back! After a fairly long time out of the market they are happy to buy second homes,

That’s 5 quotes, that’ll do for now. My comments as far as the BNP report goes are that in 2010 the market recovered from 2009. In fact we would say the market crashed in 2008 (that’s not news), this hit the 2009 figures hard and now the figures for property sales in  2010 illustrate the  good recovery, almost back to the peaks of 2007. We can add to that and say that 2011 will be better still.

As far as prices go we saw some quite significant price falls in the outlying towns, they have stabilised now but there are still some great bargains to be had. For instance take a look at:

This all sounds quite upbeat doesn’t it? The property sales bear this out. The owners know this too, they are pricing their chalets “to sell” but not negotiating a whole lot. This might sound surprising to the British buyer who is fed a constant stream of gloom from the press. There are plenty of people who instead of investing their money in the stock market or gold are putting it into the euro in the form of bricks and mortar.


New bridge in St Gervais

Works are continuing in earnest in St Gervais on the bridge which will span the Bonnant Gorge. Anyone who has been here on holiday at the height of the tourist season may be familiar with the traffic that can build up in the town at peak times during the day. Studies have shown 13,000 vehicles use this road each day during these periods, which is double the normal flow. The new bridge will alleviate this problem and divert all traffic heading for Megève, Albertville and the main cable car away from the town centre. The only through-traffic will be that heading to Les Contamines.

The 710m bridge will include a pedestrian walkway and a cycle lane, making access from the town centre to the cable car much easier by foot.  In addition, plans are being considered to allow the Tramway du Mont Blanc to use it, further linking the train station to the town. St Gervais will benefit from a reduction in traffic, noise and pollution and will become much more pleasant for pedestrians which should all help increase its already existing charm.

The bridge is also going to include a bungee jumping area underneath for those looking for an adrenaline rush and wanting to dive into the impressive gorge.

The project has been a huge undertaking  and was even envisaged as early as the 1930′s, but finally saw the light of day when the site opened in 2010. Partial opening of the bridge is due at the end of 2011 and full opening in 2012.

St Gervais town centre apartment

To me, St Gervais has always felt like a classy Victorian resort town. Well established and for valid reasons too. Good access to the skiing in Megève, Les Contaminés-Montjoie and even Les Houches (Chamonix). Transport in and out is also easy, it’s just about 1hr from Geneva airport and it’s connected to the railway at the bottom of the hill via a funiculair. Don’t forget the spa baths as well.

Thanks to these positive points the town has continued to go from strength to strength, the centre of St Gervais is smart and well looked after and the shops are on the up and up, for instance there is the recently expanded and upmarket shop Unlimited Sports that has just gained much sort after contracts with Eider and Burton and the new gastro deli which is an extension of the existing fine dining restaurant Le Serac.

If you want to stop for a coffee outside there is endless choice. Further evidence of the affluence of the town and the forward thinking Maire is the new bridge that is being constructed that will allow traffic to avoid the town centre. This major project will transform the town again.

Apartment Le Splendide is a good example of the private investment that has occurred during this time. This lovely penthouse apartment has been converted professionally by a  interior designer and it shows. Situated bang in the middle of town in a period building.

The mixture of old and new means they have preserved the original French windows updated them with double glazed panes, these large windows offer great views of the town, Aravis mountain range and the St Gervais ski area.  There is plenty of parking nearby and a small park just 50m away.  When the bridge is finished you’ll even be able to walk to the ski lift! Chatel – still undiscovered…but for how long?

The Haute Savoie area, specifically the Portes du Soleil, has for many years been a popular area for second homes in the mountains. The attraction is obvious – extensive snow sure skiing, beautiful alpine architecture, within easy reach of the channel and only 60 minutes from Geneva airport.

The most popular resorts in the Portes du Soleil have historically been Morzine and Les Gets, and their prices reflect this. The smaller resort of Chatel though, has often been overlooked.

Chatel is a picturesque resort, roughly the same size as Les Gets, located right on the Swiss border and at the heart of the Portes du Soleil ski area. The village managed to miss the ugly concrete building boom of the 70′s and developments have remained true to its chalet style alpine heritage.

As well as being a ski resort, Chatel has a lot of extra benefits. Being right on the Swiss border gives easy access to the Lake Geneva towns on Montreux and Lausanne. Also in summer, the mountain bike park at Pre La Joux just goes from strength to strength and the open air swimming pool and activities such as “luging” and “devil kart” mean there are plenty of activities to keep everyone happy. Couple this with the flowers found throughout the village, and the tinkle of the cow bells, Chatel makes a wonderful place to take a summer holiday.

Chatel has always lagged behind Morzine and Les Gets price wise. This has mainly been because the ski circuit breaks down here, and it is necessary to get a bus from Linga to Super Chatel. On paper, this puts many people off. However, what you don’t realise without actually visiting and skiing the area is that Chatel has some of the best skiing in the Portes du Soleil. The north facing slopes of Linga and Pre La Joux have varied and exciting terrain and link in to Avoriaz (the highest point in the Portes du Soleil) really easily. This area gets some of the highest snowfall in the French Alps so the season is long – from the end of November to the end of April. On top of this, the ski area has benefitted from lots of investment over the last few years, with large/fast express chairlifts largely replacing the older 2/3 man slow lifts, and now 100% of the slopes are covered by snow making facilities.

The fact that Chatel has remained relatively undiscovered has given it the reputation as the Alp’s “best keep secret” between those in the know. However, all this may be about to change.

Starting this year, the two ski areas of Super Chatel and Linga are going to be linked, with the liaison being based at the picturesque Lac De Vonnes area of the village. This will be a multi stage project over the next 2 or 3 years, but when it is finished, finally Chatel will be able to join the big boys of the ski area. It will truly be at the heart of the Portes du Soleil, with easy access to both the Avoriaz side and the Swiss side of this massive domain. When this happens, the price difference between Chatel and Morzine will close significantly.

Some big players are already aware of this potential. MGM, the luxury ski apartment specialists, are building a large development in Chatel. MGM are experts in the ski apartment market, and they study areas which are about to explode in popularity. In fact, their development has proved to be so popular that they are putting up their prices by up to 10%!

Now is the time to buy in Chatel before the market starts to take off again. French Property Market 2010/11

One of our UK partners, “Propspotter” has been reading the ‘Notaires de France January 2011 Report’. They have gleaned the following information from it.

“While the French Notariat is in the final stages of collecting the 2010 deeds of sale, the prices of property as a whole seem to have sharply increased.

The overall market has returned to the 2000-2007 volumes increasing from over 590,000 sales in 2009 and almost 800,000 in 2010. The trend is mainly due to the fact that  property investment seems a safer bet than investment in the financial markets.

In 2010, the property market gained momentum, month after month, both in terms of price and volume of sales, ending with a flourish in December.

Between Q3 2009 and Q4 2010 in France, apartment prices increased 5.2% house prices increased 9.1% in the provinces in general.”

These comments corrolate almost exactly with our experience last year. Out of interest Propspotter have sourced the Chatel MGM development for us.

Whilst the growth in 2011 may not be quite as strong as 2010 (who knows but we live in hope), it looks as though France has made a successful recovery from the global downturn.

The Notaires de France report predicts that average price growth in France outside Paris will be between 3% and 5% in 2011, ensuring that tourist hotspots such as those favoured by Propspotter’s developers are likely to be up to double this.

With this in mind then projects like the one I have featured above should make good investments on many levels, not only do they offer guaranteed returns of about 4% but assuming the market carries on the way it is now then the capital appreciation should be good too. Winter activities in Les Carroz

WINTER ACTIVITIES IN LES CARROZ IN THE GRAND MASSIF

During the ski season, every Monday there’s a FREE concert in the square in the early evening with a welcome mulled wine or hot chocolate offered by the tourist office, whilst you watch the impressive torchlit descent down my favourite red run of all time, the Timalets, that can be seen floodlit from the motorway down in the valley.

Every Tuesday there’s a FREE introduction to ski joering, which entails being pulled along on your skis by a horse, for those who dare! Every Wednesday a FREE ‘luge en bande’ trial, that’s a number of individual sledges joined together to form a long train that weaves down the slopes, driven by an experienced guide – it is hysterical but can result in the odd bruise! Then on Thursdays there’s the exhilarating airboard trial, also FREE, which involves sliding down the slopes on a huge inflatable mattress!


Les Carroz is currently hosting its spectacular annual Hot Air Balloon festival. This is its 18th Year! Weather permitting, every morning 20 balloons take off from the village for the flight of your life! The views are breathtaking and the flight can last up to 3 hours.

On 1st February, there’s the 5thMontee de la Kedeuze‘, a nighttime race on skis up to the top of the telecabine from the village! Not for the faint hearted! 150 eager participants head off up the steep ascent with a height change of 670m! Only for the seriously fit! The winner does it in about 30 minutes! The hard work is rewarded with a bowl of tartiflette at the prize giving back in the village. Well worth watching if not taking part!

The 6th March is apparently International Women’s Day and Les Carroz doesn’t forget this. The day is full of surprises, presents and promotions just for the ladies (over 18). A FREE Massif (120km) day’s pass is offered with every purchase of another full priced pass. There’s free ski instruction for the ladies, a man hunt on the slopes and even a rose for the 1st 100 ladies!!!

January Snow Conditions

We haven’t really seen much significant snow for some time now in the Haute Savoie. We had a centimetre or so last Friday (21/01) and  20cm or so above 1500m the week before. Thankfully it has now been (very) cold for a few days so the snow making has had a huge effect on the piste conditions. At the end of last week the conditions had become quite icy, thankfully the artificial snow and some quite artful ”damming” has produced some great piste skiing conditions. A particular recommendation is the “Espace Roc d’Enfer”,at St Jean d’Aulps (in the Portes du Soleil near Morzine) no ice at all, virtually empty on Saturday and Sunday last weekend and even the combe Graydon is open.

I took the picture above yesterday at 1600m whilst out on a lunchtime ski with my dog. The first few turns were on powder, if you look carefully at the last track you’ll see some wind crust – not funny!

Last weekend we took the family through the Mont Blanc tunnel to Courmayeur and the Val Ferret in Italy. They had no shortage of snow – leaving the tunnel we were greeted by 1m of snow on all the roofs!
