This might not sound ground breaking but it is quite a departure for Alpine Property. We have always concentrated on Chalets and properties in the valley ski resorts. in 2006/7 when we had a tricky season of snow we wondered if we should look more closely at Avoriaz, the prices held up well as buyers naturally headed for the “snow sure” areas.

We ski through Avoriaz plenty, personally I live down below in St Jean d’Aulps and visit frequently in the Summer and Winter. I have always had a soft spot for the philosophy and the architecture. I have often had to defend it from it’s critics. Here are some reasons why to like it:

1. Car free, when it was built in the 1960′s this went against the flow, it really shows were the designers were coming from though.

2. Designed to blend in with the surrounding mountains, it does a good job too, I love pointing to the horizon from Morzine and asking the people I’m with to spot Avoriaz. It’s there but it is well camoflaged, no straight edges, and clad in cedar. Genius.

3. It’s at 1800m and is predominately North facing, very snow sure and with modern lifts and tons of snow-making (just in case).

4. Very little expansion from when it was finished in the early 70′s has meant that the property prices have held up well compared to other resorts with a more liberal building policy.

It has been rented successfully as a business during the winter and summer over the last 5 years, thanks to its location return custom has always been guaranteed. Now online, Land les Vaisys, situated above the Samoëns valley in Le Grand Massif, a lovely position just 350m from the ski lift in Vercland. Planning permission has already been granted for a 6 bedroom and 6 bathroom chalet with a living area of 231m². This would be an ideal spot for either a holiday home or a business. Building costs are coming down, in 2008 we would quote 2,500 euros per m² to build a new chalet, now we think it is closer to 2,100 – 2,300 euros. This would mean that the building costs for this chalet may be closer to 500,000 euros.

Villa Bethanie, bourgeoisie quality

Villa Bethanie is a magnificent stone built chalet in the centre of Samoëns, recently refurbished by craftsmen to a very high standard its 5 bedrooms are currently used as holiday accommodation. Very few chalets exist in the Alps that have this level of character.
Because of its central position in Samoens the nearest shops, restaurants and ski bus are just a minutes’ walk away. This chalet south facing and the terrace will catch the warmth beautifully. The level of finishing is exceptional; the chalet is very spacious too. In fact some of the ensuite bathrooms are bigger than some bedrooms in other properties we have for sale! The stone floors and stone staircase give a real sense of the provenance of this villa.

Chalet Gentiane is a modern high specification 5 bedroom chalet just off the piste in Morzine. There are very few chalets in Morzine that can be regarded as on the piste, probably less than a dozen. This one is 50m from the “green” return piste that runs down to Morzine from Les Fys.

The finish is very high quality, the floors in the main living areas are tiled and the walls clad in wood. The bathrooms are tiled to the ceilings. There is under floor heating throughout.
The layout consists of:

Ground floor: Double garage, entrance hall, laundry area, bedroom (1), shower room, sauna.
