Buy a chalet with your gold

As you can imagine the current state of the market for property in the Alps is high on our list of topics of conversation. We are always happy to express our opinion to anyone that asks. It’s normally journalists, though sometimes it’s people looking to buy. In the second case I often get the feeling that the buyer thinks they are hearing too much “spin” as the reality on the ground in the Alps often differs marketly from the reality where the buyer happens to live.

This morning we had a long conversation with the bank we work with. BNP Paribas they commission a yearly report on the subject and the results are just out. A summary is available on their website. As is always the case with these reports, the figures are already out of date, they deal with 2010. A more current view can be obtained by talking to the agents to get their gut feelings and anectotal quotes.

So here are some quotes from Alpine Property. They concern the area we cover, so the Haute Savoie, which includes the likes of Chamonix, St Gervais, Megeve, La Clusaz, Grand Bornand, Samoens, Les Carroz, Flaine, Les Gets, Morzine, St Jean d’Aulps and Chatel.

That’s 5 quotes, that’ll do for now. My comments as far as the BNP report goes are that in 2010 the market recovered from 2009. In fact we would say the market crashed in 2008 (that’s not news), this hit the 2009 figures hard and now the figures for property sales in  2010 illustrate the  good recovery, almost back to the peaks of 2007. We can add to that and say that 2011 will be better still.

As far as prices go we saw some quite significant price falls in the outlying towns, they have stabilised now but there are still some great bargains to be had. For instance take a look at:

Even in the established towns such as Morzine there are bargains, look at the following property, we haven’t seen anything like this (at this price) for 5 years.

This all sounds quite upbeat doesn’t it? The property sales bear this out. The owners know this too, they are pricing their chalets “to sell” but not negotiating a whole lot. This might sound surprising to the British buyer who is fed a constant stream of gloom from the press. There are plenty of people who instead of investing their money in the stock market or gold are putting it into the euro in the form of bricks and mortar.


Snow and skiing

We’ve had a bit of a snow drought in the Haute Savoie for the last 3 week’s, it had felt like winter was over and we had began to prepare the garden for Spring!

All change since the weekend though. We’ve had about 50cm of new snow above 1500m and this morning I was woken by the sound of the snow plough passing our house.

We managed to get out for a quick ski before lunch, we didn’t manage to take any photos (it was snowing too hard!), but did grab this picture from the Avoriaz Webcam this afternoon.

On the subject of skiing I’ve been meaning to get some lessons (for about 10 years now), Sarah Watts has just started out with us, helping JC Skiera around the Mont Blanc region (Chamonix, St Gervias, Megeve, Combloux etc). Some friends of hers have started a new ski school in Megeve. New Build Advice

We currently have 34 plots of land for sale in the Haute Savoie. Thanks to this we are recieving lots of questions about how to go about a new build project. Normally my answer is to speak to one of our experienced agents, most of whom have been involoved with new build projects in France for some time.

I have decided to do some research into the whole subject and write a 7 part blog following a current new build near Morzine. It helps that this is being undertaken by Alew Lewis (the Marketing Man). Alex and his Father-in-Law (Steve Norris, the MD) have been going through the process meticulously, leaving a well documented paper trail to help with the research.

St Gervais welcomes new Hotel

A new hotel has just opened in St Gervais, further evidence of the towns up and coming chic atmosphere. “La Feline Blanche” www.lafelineblanche.com is a 10 bedroom establishment run by Brigitte and Jean-Jacques Ballet. Tastefully decorated suites in black and white marry both contemporary design and the mountain-look, and prices start at a reasonable 129E per night for a double room.

With a dynamic Maire and much investment, St Gervais has seen many recent changes including a full facelift of a main part of the high street, granite curbing and paths as well as new lampposts. Recent establishments such as the contemporary “Pur bar” www.pur-bar.com who experiment with fresh new ideas such as a “beach” outside with sand and deck chairs in the summer, help offer clients more than just its cocktails, champagne and smoothies. There has also been the recent refurbishment of le Serac, a fine dining restaurant which has won its second accolade from the famous gastro guide ”Gault et Millau”.

The changes over the last few years have all helped increase St Gervais caché and appeal. Consequently it is now starting to compete seriously amongst its nearby upmarket neighbours, Chamonix and Megève.


Junior World Ski Championships St Gervais, Megeve and Chamonix

St Gervais, Megève and Chamonix are playing host this week to the Alpine Junior World Championship. Over 300 participants from all over the world will be taking part in ski races between the 30th Jan and 6th Feb 2010. These elite participants are aged between 15 and 20 years old.

The official opening ceremony took place at the St Gervais ice rink on Sunday 31st January. For the rest of the week the men’s giant slalom is scheduled to take place in Megève (Cote 2000) and the ladies slalom in Chamonix. Eurosport will be covering the event. The closing ceremony and medal presentation will be in Megève on the 6th Feb.

The indebtedness of the Communes

Here are some interesting statistics that were published in the Dauphine Liberé this week. They refer to the amount of money the Commune (translates as Council) owes divided by the number of people who pay taxes in the Commune.

I have selected some of the more popular Communes for comparison. I don’t suppose you should make a property purchase decision on the basis of these figures, they just give you an idea of who owes the most! I’ve no idea what happens should a Commune in France goes bust.

Les Gets looks to be on shaky ground, it is an “average” sized ski resort and owes a lot. I know that in the last few years they have built and underground car park, a reservoir to supply water to the town and they have upgraded their sewage system too.

Historically Alpine Property’s portal to the outside world has been via the World Web Web. We have been happy advertising our chalets, apartments, renovations and land for sale on “the web”. Generally people find us via a Google search using terms such as “buy”, “for sale”, “chalet“, “Apartment“, “land” and linking them  with one of the towns we have properties in, these include – Chamonix, Argentiere, Vallorcine, Les Houches, Megeve, St Gervais, Combloux, Sallanches, Le Grand-Bornand, La Clusaz, Samoens, Sixt-fer-a-Cheval, Taninges, Les Carroz, Araches, Les Gets, Morzine, Montriond, St Jean d’Aulps, Chatel and Abondance to name a few!

Golf in the Haute Savoie

JC Skiera is very keen on a number of sports, one of which is golf! Here is his review of the golfing opportunites around our region (the Haute Savoie) of the Alps.

Chamonix : an interesting and very playable course set in stunning scenery. Not that posh in comparison to some of the others but expensive green fees in peak season (July – August), circa 65 euros, cheaper the rest of the time. I am a member so I’m a bit biased. Really nice restaurant and friendly staff.

Megève : definitely posh but less interesting as a golf course, the greens are often in poor condition. High green fees.

Annecy : two courses around the lake : Talloires : expensive in high season, a short but hilly mountain-type course kept in excellent condition, especially the greens (which are notoriously small). Giez : longer and more playable “parkland” course, worth a visit, friendly atmosphere and decent pro-shop (a rarity).

Evian Masters : splendid championship course with fantastic practice facilities but very expensive in Summer. Best time to play is just after they’ve had the Ladies Masters.

Esery (near Bonneville along the M40 motorway) : really nice and fairly challenging parkland course, super fast and very big greens, superb club house, shop and restaurant. Absolutely worth a try.

Divonne : haven’t tried this one but my mate who is a scratch golfer says it is better than Evian.

Bossey (at the foot of the Saleve mountain near the Swiss border) : very challenging course, Jean Van de Velde is a regular!

Aix Les Bains, 30 minutes from Annecy, old parkland course with character and in good condition. Playable throughout the year.

The 2 others are Flaine and Les Gets, useful if you are staying nearby but not really comparable to the others.


Le Petit Poucet, Megève
